Fergus Falls, MN – The City of Fergus Falls has secured a major new economic development advantage following the U.S. Department of the Treasury’s November 5 announcement of the nation’s next generation of federal Opportunity Zones.
A significant portion of Fergus Falls, including several major development and redevelopment sites, has been designated as a Rural Opportunity Zone under the new federal Opportunity Zones 2.0 program, effective January 1, 2027, for a ten-year period.
Unlike traditional grant programs, Opportunity Zones encourage private investment by providing substantial federal capital gains tax advantages to qualifying investors. The enhanced rural provisions could make Fergus Falls particularly attractive to investment groups seeking long-term opportunities in real estate, manufacturing, housing, and commercial development.
Fergus Falls Mayor Anthony Hicks said, “We’ve been working hard to position Fergus Falls for its next chapter of growth, and this gives us another powerful tool to attract investment, redevelop important properties, create housing, and bring new opportunities to our community. This is a big win for Fergus Falls and something our entire community can be proud of.”
The City of Fergus Falls plans to work directly with existing development partners, property owners, and businesses to evaluate how the new designation can strengthen projects already underway. Rather than creating new development initiatives, the City’s initial focus will be helping established project teams understand the incentives, evaluate their financing structures, and connect with existing Qualified Opportunity Funds and experienced investment partners.
